Permits have been filed for a four-story mixed-use building at 8617 Flatlands Avenue in Canarsie, Brooklyn. Located at the intersection of East 87th Street and Flatlands Avenue, the corner lot is closest to the Canarsie-Rockaway Parkway subway station, serviced by the L train. Eugene Josovits under the 8623 Flatlands Realty LLC is listed as the owner behind the applications.

The proposed 40-foot-tall development will yield 13,012 square feet, with 9,457 square feet designated for residential space and 1,306 square feet for commercial space. The building will have 12 residences, most likely rentals based on the average unit scope of 788 square feet. The steel-based structure will also have a cellar and eight enclosed parking spaces.

Ruslan Goychayev of RSLN Architecture PLLC is listed as the architect of record.

Demolition permits were filed in October 2019 for the single-story family home on the property. An estimated completion date has not been announced.
