The sleek, black residential building at 111 Varick Street is nearing completion in Hudson Square. With occupancy expected before the end of the year for the ground-up, 30-story rental tower, marketing has launched the development’s website and first batch of listings. 111 Varick is developed by Extended and designed by S9 Architecture. Compass Development Marketing Group is the exclusive leasing and marketing agent for the 100 residences, a mix of studio, one-, and two-bedroom units. Pricing will begin at $4,000 per month for studio apartments.

All interiors, including amenity spaces, are designed by Chris Shao Studio. 111 Varick will have a large landscaped rooftop terrace with barbecues, seating, and an open-air movie theater. Additional amenities include an automated parking system, electric car charging stations, a fitness center, meditation room, conference room, club lounge with pool table, media center, children’s playroom, and a 24-hour doorman. Residences will have smart-lock apartment entry systems, a Nest thermostat, Bosch washer and dryer, and motorized solar and blackout shades. Of the residential units, a select number have been designated as affordable housing.

The envelope of 111 Varick stands out in the neighborhood, with its dark precast concrete exterior and zig-zag corner lines. Inspiration of the surrounding former manufacturing district is evident in the façade’s gridded pattern. Residents will have unobstructed views of the Hudson River and the Downtown skyline.

  1. An elegant building at a horrible intersection! Imagine to have to load and unload there

  2. You only build for the rich or richest that’s all you realtors and corporate and rich people do it’s us poor or middle class people who build the dam things and you won’t rent to at a affordable price because a two bedroom starts at 4,000 a month we don’t make that in a week so yes I say yous are full of crap

    • That’s 4 grand for a studio a two bedroom is probably twice that or more.

It’s out of towners who gladly overpay and have driven the situation and this far. Lot of rich folks are leaving though.

  3. Wow, that view of One World Trade Center is excellent!
