Rezoning proposals from a local developer reveal what could be a new 11-story affordable housing building in the Mott Haven section of The Bronx. Located at 431 Concord Avenue, the building would comprise 87,369 square feet and yield 92 affordable units.

Before construction can break ground, rezoning proposals must be approved to allow for the development of a residential property in what is now a manufacturing district. The Department of City Planning has already signed off on an Environmental Assessment Statement that declared that the proposed rezoning and the associated development will not result in any major adverse effects on the surrounding neighborhood, the streetscape, or the environment.

Renderings from Gerald J. Caliendo Architect illustrate a tan and white brick and gray cementitious façade with floor-to-ceiling windows encased in grey metal.

The residential component will span a total 79,027 square feet. The planned mix of residences will include 16 studios, 42 one-bedrooms, 24 two-bedrooms, and ten three-bedrooms. Select units will include a private outdoor terrace or balcony.

It is anticipated that the building will house 281 residents.

Amenity spaces include parking accommodations for 29 vehicles, a 2,500-square-foot roof deck above the 11th floor, indoor bike storage, and a laundry room.

If approved, construction would last around 18 months and could be completed as early as 2022.

  1. You should show the picture of the lot now which has burned twice and become a rat-infested trash dump since the developer bought it two years ago. Look at the DOB records for violations as well. This is the worst example of a predatory developer letting a property become a health and safety hazard until it is profitable enough for them. This is not what the neighborhood needs.

    • I have lived in the bronx for over thirty years and not yet have I been able to obtain an apartment in one of the many new affordable housing around the bronx area I’m now 59 years of age when this project is finished I’ll be 61 a nice new one bedroom would be wonderful the bronx is where I’d like to stay it would be a blessing to live in a nice new building with an elevator laundry and a rooftop to relax after work it looks like an amazing place to be pray I’m able to get in where and when can I apply

    #2. Terrible for the community that is already being pushed out due to these “affordable” developments. We do not need more people in a already severely dense neighborhood. No parking what so ever so I can imagine how much worse it will get with this property going up…Are you guys planning on adding parking?
