The affordable housing lottery is open for 2633 Ocean Avenue Apartments, an eight-story mixed-use development at 2633 Ocean Avenue in Sheepshead Bay, Brooklyn. The 53,304-square-foot corner building is designed by Zproekt Architects and developed by Michael Lilikakis, and will yield a total 60 units in a mix of studios and one- and two-bedroom units. Available on NYC Housing Connect are 18 apartments for residents at 130 percent of the area median income, ranging in eligible income from $56,572 to $159,640.
Residential amenities include a rooftop terrace, children’s playroom, gymnasium, recreation room, bike storage, a shared laundry room, and a virtual doorman. Units will have a dishwasher, designer countertops and finishes, washers and dryers, smart controls for heating and cooling, and energy-efficient appliances. Additional components include 4,146 square feet of commercial space on the ground floor and 30 parking spaces.
At 130 percent of the AMI, there are eight affordable studios with a $1,650 monthly rent for incomes ranging from $56,572 to $118,300; four one-bedrooms with a $1,850 monthly rent for incomes ranging from $63,429 to $133,120; and six two-bedrooms with a $2,200 monthly rent for incomes ranging from $75,429 to $159,640.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 25, 2021.
