Renovation and Expansion Progressing at 45-18 Court Square in Long Island City, Queens

Work is moving along at 45-18 Court Square in Long Island CityQueens, where a former industrial building is being restored and receiving a six-story addition with multiple wings. Designed by Perkins + Will and developed by King Street Properties, Newmark Knight Frank, and GFP Real Estate, the property will provide space for a life science facility called Innolabs. All sections of the expansion appear to now be topped out.

Work on the curtain walls facing Pearson Street is underway, with significant progress visible since our August update, when the northern extension had yet to see any façade installation. Now the metallic enclosure and grid of floor-to-ceiling windows is installed next to the original structure, which is having all of its windows replaced. The southern portion of the property appears to have a much darker color palette using a tight grid of black mullions above a two-story section of 45-18 Court Square already on site.

45-18 Court Square will yield 267,000 square feet of lab space and tenant amenities including a multi-purpose room, an event space, a grab-and-go café, and 24/7 central security. The basement will have bike and tenant storage, a locker facility with showers, inner circulation serviced by two passenger elevators, one swing, and one freight elevator. Rentable square footage per floor will range from 3,904 square feet in the cellar to 47,791 square feet on the second floor. The top four levels all span 46,179 square feet.

The closest subways to the project are the 7 and G trains, located at the Court Square station to the west of the property. Also nearby are the E and M trains at the Court Square-23rd Street station along 44th Drive.

YIMBY last reported that a completion date for 45-18 Court Square is set for next March, as noted at the construction site.
