The affordable housing lottery is open for 1634 Church Avenue, an eight-story mixed-use development in Flatbush, Brooklyn. Designed by J. Frankl Associates and developed by The Jay Group, the 60,499-square-foot building will yield 48 units. Available on NYC Housing Connect are 15 units for residents at 130 percent of the area median income, ranging in eligible income from $68,572 to $159,640.

Residential amenities include a rooftop terrace with kitchen, gym, package storage, security cameras, and bicycle storage. Units will have energy-efficient appliances and air conditioning. 1634 Church Avenue will also have 24 parking spaces.

At 130 percent of the AMI, there are seven one-bedrooms with a $2,000 monthly rent for incomes ranging from $68,572 to $133,120; one two-bedroom with a $2,000 monthly rent for incomes ranging from $68,572 to $159,640; five two-bedrooms with a $2,250 monthly rent for incomes ranging from $77,143 to $159,640; and two two-bedrooms with a $2,325 monthly rent for incomes ranging from $79,715 to $159,640.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 25, 2021.

    • U must remember where this is. A busy commercial strip with a ltd and local bus near prospect park. The q b 2 3 4 5 trains.

      Cost is always an understood thing. But eelatively its a decent price.

      As the builder had to assume at least rhree viable buildings or more. Plus air rights expense.

  6. Is this what affordable means to you guys. This is ridiculous and insulting to alot of people that will not be in that salary range. Especially in that area,it’s mostly African American that cannot afford $2000 for a 1 bedroom. My goodness this is like a slap in the face. Sounds like you’re trying to send a message for the type of resident you want. Especially during this pandemic. Just heartless.

      The builsing is on a very busy commercial blvd. The notion of affordability wouldnt fly for most of the buildings tenants. As in 1200 a minth affordable.

  7. Price range is affordable for what this building unit offers. If you think 2K plus is not affordable then don’t bother in being considered for the lottery. Plain and Simple. Price is everything and anything lower will attract the wrong crowd and probably ruin the future sustainability of this unit and it’s tenants.

    50 thousands salary and you have no place for them and how about singles and elders? Why you do not have stodeo apta for them too! 2000.00 dollars minimum rent is outrageous. Please do not call your residential building an affordable place to live. It is only for the elite and upper middle-class people Nevertheless I still congratulate you to build a very beautiful place.     • Sorta true. A two househols income with 95000 pr tax could afford. Whixh at its root implies a college educated or union household. Or quite the hustler. 35 percent taxes. Is 33250 taxes. 62000 after taxes. 2000 by 12. 24000k . or 33% rent burden.

      These units r not designed for under the table workers and rhose making 16 an hr.

In order to get an application for any of the developments that you are interested in you must apply at housing connectwebsite. Look for the development that you are interested in and either do the application online on housing connect website or check and see if they have an address to request an application to be mailed out to you.   45. I know exactly where this building is being built. It’s next to Bobby’s dept store & Dunkin donuts. For affordable housing, this is too high for this location. All of those stores are old & need to be fixed. The train station is across the streets with a bunch of homeless people laying & standing around there. This area needs to be revamped to list these apts for these prices then call them affordable housing.
