Full demolition permits have been filed for 8, 12, 14, and 16 West 45th Street in Midtown, Manhattan. Located between Fifth and Sixth Avenues, the 9,241-square-foot site has 92 feet of street frontage.
According to the filing, the property is owned by Lori Buchbinder, principal of Buchbinder & Warren, LLC under the 8-16 West 45th Street LLC. It currently houses four commercial office buildings ranging between three and seven stories, and built between 1915 and 1947.
No new construction permits have not been filed yet, however the zoning of C6-4.5 in the Special Midtown District allows for a 12.0 Floor Area Ratio (FAR) for commercial and community facility development and a 14.4 FAR with bonus. It also allows for 10.0 FAR for residential development.
8-16 West 45th Street is two blocks from 47-50 Streets-Rockefeller Center subway station, serviced by the B, D, F, and M trains.
