Construction is progressing on 8 Palmetto Street, a new seven-story mixed-use building in Bushwick, Brooklyn. Residential area is the building’s primary use type and will eventually yield 88 rental apartments. The project, also referred to as 1389 Broadway, is designed by GF55 Partners for private developer Erik Ekstein.
Total built up area measures just over 103,000 square feet. The residential component accounts for nearly 65,000 square feet. Additional programming includes roughly 18,100 square feet of commercial space, 20,500 square feet of unspecified community facilities, and a 100-vehicle enclosed parking structure.
According to construction posters mounted beneath the sidewalk sheds, the project was originally expected to be completed in spring 2021. More recently, the property was issued a Class One violation and a Stop-Work Order by the Department of Buildings. While construction has topped out, it is unclear when the occupancy could begin.
Remaining work includes installation of floor-to-ceiling glass at the ground level, windows at the residential levels, and the final gray and white façade paneling at each elevation.
Considering current progress, it is feasible that the project could debut by the end of the year.
