Housing Lottery Launches for TF Cornerstone’s 5203 Center Boulevard in Long Island City, Queens

A new mixed-income development from TF Cornerstone in Long Island City, Queens launched its housing lottery on NYC Housing Connect. Designed by ODA Architects, 5203 Center Boulevard will have 800 rental apartments with 534 units designated as permanently affordable. Affordable housing is for residents at 40 to 165 percent of the area median income, ranging in eligible income from $20,606 to $212,685. SLCE is the architect of record and Mathews Nielsen Landscape Architects designed the adjacent 22,000-square-foot park.

Developed in collaboration with NYC Department of Housing Preservation and Development and NYC Housing Development Corporation, 5203 Center Boulevard is the latest phase of the Hunter’s Point South master plan, a waterfront community with mixed-use areas and mixed-income affordability.

“TF Cornerstone is proud to continue its investment in Long Island City’s waterfront with our development at Hunter’s Point South,” said Zoe Elghanayan, principal and senior vice president at TF Cornerstone. “With 60 percent of the apartments designated as permanently affordable units and a brand-new public park, we are thrilled to be a part of making the Long Island City waterfront and Hunter’s Point South more accessible and activated than ever before.”

Amenities includes a shared laundry room, bicycle storage, a clubroom, lounge, co-working space, gym and yoga studio, and children’s playroom. There will also be landscaped outdoor spaces with BBQ grills, a sundeck, and views of Manhattan over the East River. Residences will have name-brand kitchen appliances and modern finishes and some will also have in-unit washers and dryers and private terraces.

Sixty percent of apartments will be permanently affordable to low-, moderate-, and middle-income residents, with 100 units set aside for low-income seniors. Half of all affordable apartments will be set aside for the local community within Queens Community Board 2. Selfhelp Community Services, a health service organization, will have an on-site office to provide services for older residents living in the 100 units for low-income seniors.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 16, 2021. Leasing for the 266 market-rate apartments is expected by the end of the summer.
