The affordable housing lottery has launched for 44 Kent Street, a five-story residential building on the waterfront of Greenpoint, Brooklyn. Developed by Loketch Group and designed by ND Architecture, the structure yields 42 residences and ground-floor commercial space. Available on NYC Housing Connect are 13 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $69,360 to $167,570.

Residents will have access to a wide range of amenities including a rooftop terrace, parking for 28 vehicles, business center, common area Wi-Fi, bike storage, and fitness center. Units include name-brand appliances and finishes, air conditioning, dishwashers, large windows, and hardwood floors.

At 130 percent of the AMI, there are three studios for incomes ranging from $69,360 to $124,150; three one-bedrooms for incomes ranging from $75,447 to $139,620; and seven two-bedrooms for incomes ranging from $89,555 to $167,570.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 20, 2021.

    When you mention that the median income requirement is from $69,360 to $167,570, than how can you deem that this lottery is “affordable” ? You’ve had several articles this week where the income medians are consistently above that which the middle class can not afford. What is your definition of “affordable” then ? You are just like how the City of New York deems as “affordable”, not affordable to the average New Yorker. How irresponsible do people have to be to completely wipe out a whole class of citizens because of the issue over affordability? You claim your publication has the title of YIMBY. Yes in my backyard. How about YES in my backyard to stating or advocating for REAL affordable housing which is better than the standard that the City provides which is in their NYCHA apartments ? When is too much, too much. How about a “YIMBY” to that ? PLEASE !!!!!!

  3. This is not affordable housing in any means!!!
    Nowadays who comes up with these income requirements???
    This is an insult to real New Yorkers who busted their lives & can’t find any affordable housing. & God Forbid you end up physically disabled, like me.
    My income is nowhere near enough for any of these places.
    This is greed & shows exactly how life is in NYC. It’s unethical and immoral, most of us are nowhere near these income’s. Especially since the Pandemic even worse for some ppl are even homeless.
    I mean seriously who comes up with area’s Median Income Guidelines for the 5 Borough’s???
