Renderings from BDF Design illustrate a new mixed-use property at 2134 Coyle Street in Sheepshead Bay, Brooklyn. The proposed building will comprise just over 207,000 square feet with a mix of market-rate and permanently affordable housing, ground-floor retail, and two levels of sub-grade parking designed to accommodate up to 195 vehicles.
The residential component will occupy roughly 103,000 square feet and will comprise 148 rental units. A total of 45 apartments will be designated at permanently affordable. The retail component accounts for approximately 32,000 square feet with the parking garage at around 72,000 square feet.
A single-story Dollar Tree, referred to as Building A, will be retained and incorporated into the new development. The building will replace a neighboring hardware store and a surface level parking lot.
The development will require zoning text amendments before construction can begin. The Department has already signed off on an Environmental Assessment Statement that it does not anticipate any significant adverse impacts on the surrounding area should the project be allowed to proceed.
Construction is expected to last around two years with completion by 2027. That projected timeline assumes that the Uniform Land Use Review Procedure (ULURP) phase of review will proceed on time and gain necessary approval from community leaders.
