Foundation work is complete at 75 West Broadway, the site of a ten-story, 120-foot-tall residential building in Tribeca. Alternately addressed as 61 Warren Street, the 55,000-square-foot structure is designed by BKSK Architects and being developed by Cape Advisors and Forum Absolute Capital Partners. First Standard Construction Inc. is the general contractor for the project, which is located between Warren Street to the north and Murray Street to the south.
Recent photos taken through the construction fence reveal the ground-floor concrete slab largely formed with below-grade foundation work finished over the past year or so. The multi-story temporary steel bracing structure that’s been holding up the brick wall of the adjacent eastern building pokes through several openings in the first level with some rectangular voids covered.
An axonometric black-and-white aerial rendering of 75 West Broadway has also been posted on the construction fence. This gives us a clearer picture of the retail frontage with floor-to-ceiling glass along West Broadway, the upper mechanical equipment, and the numerous setbacks, which will be topped with private outdoor terraces for select homes. A small rectangular canopy protrudes from the slender northern wall along Warren Street, likely indicating the location of the residential entrance.
YIMBY last reported that 75 West Broadway will yield 9,700 square feet of retail space and 23 units spread over 45,400 square feet that range from 855 square feet to 3,360 square feet. We expect the façade to remain faithful to the previous rendering, which shows the building clad primarily in red brick.
The closest subways to the site are the 1, 2, 3, A, C, and E trains at the Chambers Street subway station to the north, as well as the N, R, and W trains to the east along Broadway at the City Hall station. The Oculus at the World Trade Center is also nearby with access to the PATH trains as well as underground connection to the Fulton Street station and Brookfield Place.
A new completion date for 75 West Broadway was spotted on the construction board for fall 2023.
