The affordable housing lottery has launched for The Lois, an eight-story mixed-use building at 350 Clarkson Avenue in Prospect Lefferts Gardens, Brooklyn. Designed by CetraRuddy Architecture and developed by The Hudson Companies, the structure yields 250 residences. Available on NYC Housing Connect are 52 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $58,149 to $192,400.
Amenities include pet-friendly policies, assigned parking spaces, concierge, gym, yoga and dance studio, children’s playroom, screening room, lounge, landscaped courtyard and a rooftop terrace. Units include name-brand appliances and finishes, air conditioning, and washers and dryers in units.
At 130 percent of the AMI, there are 15 studios with a monthly rent of $1,696 for incomes ranging from $58,149 to $124,150; 23 one-bedrooms with a monthly rent of $2,129 for incomes ranging from $72,995 to $139,620; 12 two-bedrooms with a monthly rent of $2,563 for incomes ranging from $87,875 to $167,570; and two three-bedrooms with a monthly rent of $2,932 for incomes ranging from $100,526 to $192,400.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 10, 2021.
