The affordable housing lottery has launched for Rockaway Village Apartments, three residential buildings at 1701, 1721, and 1725 Village Lane in Far Rockaway, Queens. Designed by Marvel Architects and developed by Phipps Houses, the structures yield a total 1,693 residences. Available on NYC Housing Connect are 692 units for residents at 30 to 100 percent of the area median income (AMI), ranging in eligible income from $15,806 to $148,000. Due to system capacity limitations the 550 units advertised do not represent actual unit availability. There are an additional 18 studios, 26 one-bedrooms, 72 two-bedrooms, and 26 three-bedroom units in the 100 percent AMI tier not reflected below.

Amenities include pet-friendly policies, an elevator, a children’s playroom, gym, shared laundry room, bike storage lockers, package lockers, recreation room, community center, party room, garage, concierge, on-site resident manager, and numerous outdoor spaces include a children’s playground and landscaped plaza. Units come equipped with name-brand appliances and finishes, air conditioning, dishwashers, smart controls for heating and cooling, and hardwood floors.

At 30 percent of the AMI, there are 21 units with a monthly rent ranging from $388 to $662 for incomes ranging from $15,806 to $44,400. At 40 percent of the AMI, there are 54 units with a monthly rent ranging from $558 to $957 for incomes ranging from $21,635 to $59,200. At 50 percent of the AMI, there are 140 units with a monthly rent ranging from $729 to $1,253 for incomes ranging from $27,498 to $74,000. At 60 percent of the AMI, there are 143 units with a monthly rent ranging from $900 to $1,549 for incomes ranging from $33,360 to $88,800. At 80 percent of the AMI, there are 106 units with a monthly rent ranging from $1,075 to $1,885 for incomes ranging from $39,360 to $118,400. At 100 percent of the AMI, there are 86 units with a monthly rent ranging from $1,040 to $1,824 for incomes ranging from $38,160 to $148,000.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 21, 2022.

  1. 60% AMI is 900? I remember not long ago when that would be around 700-750. The market is ludicrously overvalued especially since there’s still a pandemi. And 550 is still incremental considering the average salary around Far Rock is about 40 Grand.

    Oh and when you do these stories please stress how many market rate apartments there are. Because the ratio is way higher for them.

  8. If that diagram of people is what will represent the area then bravo . It will be an integrated development of all different nationalities, races and religions. Except I highly doubt that will happen As either it will be completely gentrified or completely low income . The pictures to me are a fantasy but I can be proven wrong .

I live right down the block from here and I’m wondering what they plan to do about all the mentally ill and homeless people wandering around right across the street from these beautiful buildings? Like all those new benches have already become a welcomed hang out for the drug addicts, drunks and mentally ill…Mott ave is a harsh place and no amount of glamour will be able to cover that up
