Construction is nearing completion on the MGM Marin Boulevard, a 41-story residential tower at 331 Marin Boulevard in downtown Jersey City‘s Powerhouse Arts District. Alternately addressed as 184 Morgan Street, the 400-foot-tall structure is designed by Marchetto Higgins Stieve and developed by The Albanese Group and will yield 482 units, 121 parking spaces, a 125-seat theater, and 14,000 square feet of amenities. 331 Marin Boulevard is located directly to the south of 351 Marin Boulevard, another residential project under construction, and is bound by Marin Boulevard to the east, Morgan Street to the south, Grove Street to the west, and Bay Street to the north. Hatfield Group is the façade consultant.
Since our last update in June, curtain wall installation has completed with the exception of the sliver where the construction elevator is attached.
Photos of the Jersey City skyline from the west show the substantial height of MGM Marin Boulevard along the outer edges of the dense skyscraper cluster. The afternoon lighting brightly reflects off the array of staggered lines spanning every three floors and the secondary horizontal members composed of the same material, giving them a lighter appearance than when viewed from below.
Each segment is made with rigid metal panels, and the pattern is repeated on all four sides.
The podium is clad in a dark, detailed enclosure and features a rounded southern corner, a thick inward-sloping cornice, and a flat roof parapet. Most of the remaining exterior work is occurring on this section o0f the building, with the canopy and sidewalks awaiting completion.
MGM Marin Boulevard is slated for completion next year, as stated on the Marchetto Higgins Stieve website.
