Affordable studios and one-bedrooms at 810 Fulton Street are now available via the NYC Housing Connect lottery. The 12-story affordable housing development is located in Clinton Hill, Brooklyn and is alternately addressed as 475 Clermont Avenue.

Developed by RXR and completed in 2019, the affordable housing project has a total of 363 rental units on the border of the Fort Greene and Clinton Hill neighborhoods. Two blocks east is the Clinton-Washington Avenues subway station, serviced by the C train. The Clinton-Washington Avenues station on the G line is four blocks away. Less than a 15-minute walk away is the LIRR Atlantic Terminal, and numerous subways at the Atlantic Avenue-Barclay Center station.

There are 10 units available for for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,538 to $139,620. There are eight studios with a $1,999 monthly rent and two one-bedrooms with a monthly rent of $2,499. Residents receive two months of free rent, and are responsible for electricity. Rent includes gas for cooking, heat, and hot water.

Unit come equipped with washers and dryers and kitchens with microwaves, dishwashers, and solid stone countertops. Residents will have access to an extensive amenity package including a roof deck with grills, outdoor dining areas, and an outdoor movie screen, an attended lobby, game room, children’s playroom, fitness center, bike storage, shared laundry room, business center, children’s outdoor play area with sandbox, pet spa, valet parking, and live-in resident manager.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 4, 2022.

    • You have to make over 68k to be considered so section 8 would not be accepted. We need affordable housing for ppl who make under 68k in sure you’re struggling trying to find anything decent accepting your voucher. In NJ the waiting list is 7 years. Good luck!

      If these are the affordable units how much do the regular units pay in rent for them? It’s really nice love all of the amenity are plenty but a bit out of my price range still and a cool neighborhood

    • Really lady there are many gainfully employed people who have been in the listed community for years and this is not affordable to them. So maybexyou should think before throwing out snarky comments. We know what these high rentals are truly achieving.

  13. People seem to not be using AMI in their arguments. It’s affordable according to the stats, it SOUNDS like it’s a lot especially compared to other states, but affordability is always relative, NYC will always be more expensive than other states. Two one-bedrooms with a monthly rent of $2,499 sounds like a steal to me.

    • To be clear: For the particular area, Clinton Hill’s median rent for 2 bed rooms is around ~3.5K

      • And assuming you aren’t okay with room mates at all then one bed rooms will still take you around $2875-3000, so the one-bedrooms are really only a rip off if you are okay with room mates, in which case I correct myself it isn’t a “steal” necessarily.

    Something’s rotten in Denmark. Lately, almost all the lotteries on housing connect have been for people whose salaries are over $80,000 a year for apartments over $2,500 a month. It wasn’t always like this. The housing lottery used to be a bastion of hope for those of us who made less than $45,000 a year. These buildings are not doing this out of the goodness of their hearts. they’re getting a lot of benefits for offering affordable housing. So where’s the affordable housing?

  15. 2,500/mo for a one bedroom is affordable to who? There’s a mass amount of single parents with young children that would need a two bedroom unit, which I’m assuming would be upwards of $3k/mo. Affordable, I think not.

  18. Let’s be real this is not conducive for people of color and they’re not being realistic regarding it being affordable. Moving forward many brown will be once again force to on the outskirts of NYC. I have been on their list for over a decade and make under 50k and single and cannot afford to leave on my own on NYC. Yet I have never been called.

    These apartments aren’t affordable. The AMI is a federal formula that this City isn’t obligated to use, but they don’t care that it actually is a way to discriminates against people who want to live in a particular neighborhood. I bring home 2100 bi-weekly and cannot afford these rents + utilities; still waiting to be called for an apt I can actually afford that I applied for pre-pandemic and haven’t heard a word. NYC Housing Connect is for the rich, upper middle class –whatever. But it’s not for people who aren’t making six figures or magically have no other bills to pay. What a rip-off and we have another mayor who won’t address this issue.
