Foundation work is progressing at 27-20 42nd Road, the site of a 9-story mixed-use building in Long Island City, Queens. Designed by Ismael Leyva Architects and developed by ZL Capital LLC, the approximately 100-foot-tall structure will yield 58,851 square feet of residential and retail space. JLS Group Construction LLC is the general contractor for the project, which is located at the corner of Hunter Street and 42nd Road. Yu Liu, the president of ZL 2720 LLC previously filed permits for the development in September 2020.
Photographs show the site surrounded by wooden boards with work proceeding below street level. The reinforced concrete foundation is substantially completed and ready for the start of the superstructure. Steel rebar protrudes from the locations where the inner columns and concrete shear walls will eventually be built up. We can expect the edifice to rise above street level in the coming months and likely top out by the end of this spring, given the relatively small scale of the complex.
The main rendering depicts the building clad in glass, with the ground floor being dedicated to the retail component. Horizontal strips of metal divide the reflective envelope’s uniform surface, while a pair of canopies hang over the sidewalk, one for each side of the structure facing the street.
27-20 42nd Road will house 45,016 square feet of residential space with 51 units averaging 882 square feet a piece, as well as 7,292 square feet for commercial space. The project is named after “Athena LIC”. The property is only one block east of the Queens Plaza subway station, serviced by the E, M, and R trains. Also nearby to the north is the Queensboro Plaza station, serviced by the 7, N, and W trains and the Court Square station to the west, serviced by the 7 and G trains.
A completion date for 27-20 42nd Road is expected for early 2023.
