341 Ninth Avenue’s Green Roof Takes Shape in West Chelsea, Manhattan

Work continues to unfold on Manhattan’s largest outdoor roof deck at 341 Ninth Avenue, a ten-story office building in West Chelsea. Tishman Speyer is working with the United States Post Office to redevelop the 2.2 million-square-foot Art Deco-style structure, known as the Morgan North Postal Facility, converting the upper floors into 650,000 square feet of modern office space with a 2.5-acre green roof. The property will also yield 5,000 square feet of ground-floor retail space facing Ninth Avenue. CBRE represented USPS in prior negotiations with Tishman Speyer for the Midtown, Manhattan project, which occupies the full block from Ninth to Tenth Avenues and West 29th to West 30th Streets. Urban Atelier Group is the general contractor for the project.

Construction has progressed steadily since our last update in December, when work was just beginning to ramp up on the roof. An extensive amount of waterproofing has been put in place, the skylights have been largely constructed, and a number of raised garden beds are being built. Black netting and metal scaffolding also cover more of the walls below as their restoration progresses.

Office tenants will have access to three dedicated lobbies and elevator banks positioned along Ninth Avenue, West 30th Street, and Tenth Avenue. Levels five and six will feature massive floor plates measuring more than 200,000 square feet each, spans rarely seen in New York City. Floor seven will yield 78,000 square feet and open onto the adjacent roof deck. The top three levels measure approximately 48,000 square feet, with the eighth floor opening onto the smaller upper terrace.

The USPS will continue its operations on the bottom four floors of 341 Ninth Avenue. Floors five through ten had sat vacant at the time of the approved 99-year lease agreement. The facility is one of the largest mail-processing facilities in the United States and features a sky bridge to the Postal Service’s Morgan South facility located across 29th Street. This separate annex was constructed in 1992 and is not part of the deal.

YIMBY expects the redevelopment of 341 Ninth Avenue to be finished closer to the end of the year, or early 2023 at the latest.

  1. Why is there nothing for blocks around it?

  2. Strange that the new extension of the High Line to Manhattan West is not in the renderings of 30th St.

    • Probably too new. The High Line extension was only proposed a year or 2 ago, whereas this project has been in the works a long time.

  4. Morgan post office is located 31 St – 33rd St between 8th n 9th Ave. The Post Office property spoken of in article was the annex to Post Office from 29th to 30th St. Between 9th n 10th Ave
