Permits have been filed for a seven-story mixed-use building at 350 West 44th Street in Hell’s Kitchen, Manhattan. Located between Eighth and Ninth Avenues, the lot is two blocks north of the 42nd Street-Port Authority subway station, serviced by the A, C, and E trains. Yevgeniy Lvovskiy of ZHL Group, under the 350 West 44th LLC, is listed as the owner behind the applications.

The proposed 66-foot-tall development will yield 31,497 square feet, with 27,979 square feet designated for residential space and 3,518 square feet for commercial space. The building will have 29 residences, most likely condos based on the average unit scope of 964 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.

Z Architecture is listed as the architect of record.

Demolition permits were filed in March for the single-story industrial building on the site. An estimated completion date has not been announced.

  1. Why only seven stories in that area? Could go much higher.

    • Joe
let’s build a 50 story glass cube skyscraper right next to your home and see if you are still a Yimby.
I’ll bet any money you’re willing to wager that you will instantly become a NIMBY in about 2 minutes.
Then I will write that we can go much higher.

  2. Because it’s in the Clinton Special District, which is an (absolutely absurd) downzoned district dating from the Koch administration. It should be abolished. NIMBYs demanded it in exchange for the Javits Center being built in Hell’s Kitchen near the Passenger Ship Terminal. Of course, the Javits Center was built further south anyways, but Hell’s Kitchen was stuck with the crazy zoning.

    • Let’s see it first 🙂

    • Crawdad why don’t we build a skyscraper right next to your home or apartment and I bet you any money you’re willing to wager that you would be screaming for a downzoned district in your neighborhood and you would instantly convert into a NIMBY in about 2 minutes.

  3. Does every building have to be huge?? 7 stories is keeping with the rest of the street.

I’d bet that all of you NIMBY’s would be screaming to build a larger building if you owned the land.

    • Lawrence,
How about we build a skyscraper right next to your home or apartment and lets say we make it 50 stories high and we make it a nice cheap glass cube. I bet you any money you’re willing to wager that you would be screaming for a downzoned district in your neighborhood and you would instantly convert into a NIMBY in about 2 minutes.
