Permits have been filed for a six-story mixed-use building at 866 51st Street in Sunset Park, Brooklyn. Located between Eighth and Ninth Avenues, the lot is near the Fort Hamilton Parkway subway station, serviced by the D train. Yudi Huang under the Family Dong 168 LLC is listed as the owner behind the applications.
The proposed 55-foot-tall development will yield 16,604 square feet, with 11,563 square feet designated for residential space and 5,040 square feet for community facility space. The building will have 15 residences, most likely rentals based on the average unit scope of 770 square feet. The concrete-based structure will also have a cellar, basement, a 37-foot-long rear yard, and eight enclosed parking spaces.
Peng Liu of A Plus Design Inc. is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

Unfortunately, judging from other new construction in that residential area by newcomers with no understanding of the charm of these houses, I predict that the 6 story mixed use building will be atrocious. This area needs protective historic designation – fast.
Here’s a future prediction: “A Plus Design” will produce a D minus end product.
Any professional that would actually give their business such a clown name like that is a bad sign.
On this side of Sunset Park, they keep tearing down charming rowhomes and replacing them with butt ugly buildings
