Renderings Reveal 15-Story Mixed-Use Rental Tower at 50 Sussex Avenue in Newark, New Jersey

Renderings have been revealed for 50 Sussex Avenue, a 15-story building in Newark, New Jersey. The development team includes KS Group and Tona Development as joint Venture, which won approvals to construct the project in 2021.

Designed by INOA Architecture, the 150-foot-tall structure will yield 203 rental units and 2,000 square feet of commercial space. Available apartments will range from studio units up to two-bedroom floor plans.

The massing of the structure features a rounded rectangular form with an undulating glass and an exposed concrete exterior wall. This shape creates discreet voids and cantilevers that will support private outdoor terraces for the select residences. Amenity spaces will include a residential lounge, a fitness center, a flexible party room, a communal terrace, and on-site parking for 16 vehicles.

To make way for the building, the developer has demolished three low-rise commercial businesses including a small fitness center, a beauty salon, an auto body shop, and a surface level parking lot.

Today, the site is ready for excavation and foundation work to begin.
