153-10 88th Avenue Tops Out in Jamaica, Queens

Construction has topped out on 153-10 88th Avenue, a nine-story mixed-use building in Jamaica, Queens. Designed by Ismael Leyva Architects and developed by Rufus King Park Development, the 95-foot-tall structure will yield 218,000 square feet, with 223 units spread across 150,696 square feet, as well as a parking garage for 176 vehicles and ground-floor community facility space. Homes will come in studio to two-bedroom layouts, and 30 percent of the inventory will be allocated for affordable housing. Monadnock Construction is the general contractor for the property, which is located at the corner of 88th Avenue and 153rd Street.

Recent photos show the brick façade already enclosing much of the edifice behind a network of scaffolding and black netting. Many of the windows are also in place.

The rendering in the main photo shows a façade of warm-colored brick surrounding a grid of floor-to-ceiling windows in varying widths, grouped with metal frames in two-story pairs. Setbacks across the upper floors will make way for terraces populated with abundant landscaping. The ground floor features fewer windows and a brighter envelope material, with raised garden beds positioned at various points along the sidewalk.

Residential amenities at 153-10 88th Avenue will include a fitness center, a recreational space, a rooftop terrace, and storage units. The site is a short walk from the E and F trains at the Parsons Boulevard station as well as the E, J, and Z trains at the Jamaica Center-Parsons/Archer station.

153-10 88th Avenue is slated for completion in September 2023, as noted on the construction board.

  2. fairly normal? It’s a very handsome building well resolved design and the fact that it’s beyond Manhattan is even better. It’s elegant, solid, and well resolved without wiggling or having 19 materials crashing into each other. Bravo.
