The affordable housing lottery has launched for 2750-2754 Frederick Douglass Boulevard, a pair of low-rise mixed-use buildings spanning six and eight stories in Harlem, Manhattan. Designed by NDKazalas Architecture and developed by Haussmann Development, the structures yield a total of 27 residences, three ground-floor retail spaces, and community space. Available on NYC Housing Connect are nine units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $80,983 to $187,330.

Amenities include bike storage lockers, gym, storage, and outdoor areas including a rooftop terrace. Residences come equipped with washers and dryers, dishwashers, energy-efficient appliances, air conditioning, hardwood floors, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,362 for incomes ranging from $80,983 to $156,130; five one-bedrooms with a monthly rent of $2,631 for incomes ranging from $90,206 to $156,130; and two two-bedrooms with a monthly rent of $3,000 for incomes ranging from $102,858 to $187,330.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 29, 2022.

    these building are not for the people in the harlem community, and it not fair, that these developer coming in our community pushing use out, knowing that we the people in harlem do not make that income to afford these apartment.stop building these building in our community.
