The City Planning Commission has approved the construction of an six-story mixed-use property at 77-39 Vleigh Place in Kew Gardens Hills, Queens. Led by developer VP Capital Holdings, the building will create a mix of market-rate apartments, affordable homes, a retail component, and community facility space.
The development site sits on a wedge-shaped lot between 78th Avenue and 77th Road facing Vleigh Place. The project was originally proposed in 2020 as an eight-story building with 119 rental units. A total of 36 apartments would have been reserved for affordable housing.
Following a lengthy Uniform Land Use Review Procedure, where members of the local community are invited to give feedback on proposed developments that require substantial rezoning, Queens Community Board 8 and the Queens borough president voted against the development in March 2022 and again in April.
The current iteration of the project specifies the construction of a six-story, 83,500-square-foot building with up to 90 apartments. As many as 27 units, or 30 percent of the floor area, will be earmarked for affordable housing. The property will also create 126 parking spaces and 35,000 square feet of commercial and community facility space.
Current renderings show a mixed-material façade comprising black, white, and red cladding and a grid of large, industrial-inspired windows. The building will top out at 55 feet with two 25-foot setbacks at the rear of the building at the fifth floor. The building will also feature a green roof with open space for tenants.
In recognition of the developer’s efforts to appease Queens Community Board 8, the City Planning Commission signed off on the development, all but clearing the way for construction to begin.
Today, demolition of the previous property is nearly complete.

ULURP sucks. It almost never results with a better project than what was initially proposed. For the most part, the “community” are idiots.
NFA
how dare you call the people who live in the surrounding community IDIOTS!
WTF DO YOU KNOW ABOUT THE LOCAL COMMUNITIES CONCERNS?
Obviously if the Queens Boro President and the local Community Board voted it down there are valid reasons.
Local communities don’t have to rubber stamp every proposal put forward by developers and the CPC .
All you are is some guy hiding behind your keyboard who has a lot of free time on his hands to comment on every post on this website.
Get a life will you.
The community are idiots.

Same old, same old. “We don’t want any more people in our community.” “We only want single family detached homes.” “We especially don’t want low income, black, immigrants, or other minorities.”
Where the fk does it say that the local CommunityBoard and Queens Boro President said “We don’t want any more people in our community.” “We only want single family detached homes.” “We especially don’t want low income, black, immigrants, or other minorities.”
I dare you to find that quote from anyone .
