The affordable housing lottery has launched for 540 Waverly Avenue, a nine-story mixed-use building in Clinton Hill, Brooklyn. Designed by Kutnicki Bernstein Architects, the structure yields 135 residences and 52 parking spaces. Available on NYC Housing Connect are 41 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $41,315 to $187,330.
Amenities include pet-friendly policies, bike storage lockers, fitness center, tenant lounge, package room, a shared laundry room, concierge, and rooftop terrace with grills and sundeck. Units come equipped with stainless steel appliances, white oak hardwood flooring, quartz countertops, washers and dryers, and floor-to-ceiling windows.
At 80 percent of the AMI, there are eight studios with a monthly rent of $1,119 for incomes ranging from $41,315 to $85,440; 16 one-bedrooms with a monthly rent of $1,421 for incomes ranging from $52,080 to $96,080; and ten two-bedrooms with a monthly rent of $1,702 for incomes ranging from $62,812 to $115,280.
At 130 percent of the AMI, there is one studio with a monthly rent of $2,621 for incomes ranging from $89,863 to $138,840; four one-bedrooms with a monthly rent of $2,800 for incomes ranging from $96,000 to $156,130; and two two-bedrooms with a monthly rent of $3,344 for incomes ranging from $114,652 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 3, 2023.
