Haussmann Development has secured a $49.5 million refinancing loan for Arris Grand, a mixed-use development at 445 Grand Avenue in Clinton Hill, Brooklyn. The loan, provided by QuadReal Property Group, replaces a $46 million construction loan from Scale Lending. Haussmann made a controlling minority investment in the property in 2024, overseeing the refinancing and serving as the local operating partner.
Designed by Fogarty Finger and developed by KD Sagamore and Ranger Properties, the nine-story, 102,000-square-foot development features 113 residential units, including 34 affordable apartments. The property, which completed in 2024, is fully leased and includes three retail suites totaling 7,127 square feet, two of which have already been leased by Spear, a physical therapy treatment center, and House of Wonder, a Scandinavian-inspired café.
Amenities at the property include a rooftop terrace with barbecue stations and dining areas, a fitness center, an attended lobby, media and gaming lounges, a pet spa, an outdoor dog run, coworking and study spaces, and 84 parking spaces. Apartments are offered in studio, one-, and two-bedroom layouts.
Transit nearby Arris Grand includes the Classon Avenue station, served by the G train, and Clinton-Washington Avenues station, served by the C train.

No problems of a particular kind of this loan amount, throughout the building on where people can go so plain: Thanks.
Multiple and ongoing construction of new development seems to be a ripe moment in time to hire maintenance workers to keep the buildings clean. There are hundreds of community people who would love the opportunity to work, especially in light of high unemployment rates in neighboring communities. Not only the Arris but all of the buildings in the areas. All developers should be a good neighbor and extend themselves to help other less fortunate people enjoy productive and good economics of living in communities that was nothing before the developers came into the communities they have occupied for decades.
Franklin Ave C and Shuttle is actually the closest stop. Seems like we will be inundated by Scandinavian eateries in the southeast corner of Clinton Hill, given we already have Smør on Putnam. And we can never have enough physical therapists…Actually this is the best looking of the recent developments in the area.
