Renderings from Think! Architecture & Design are the first to depict a new, nine-story mixed-use building at 1727 Amsterdam Avenue in Hamilton Heights, Manhattan. Located between West 145th and 146th Streets, the property will comprise multiple volumes standing seven and nine stories above ground.
Bowery Residents’ Committee, known as BRC, is the primary developer behind the building. BRC is working with NYC Health + Hospitals to complete the supportive housing and community facility components with overall support from New York City’s Department of Housing Preservation & Development (HPD) and Housing Development Corporation (HDC).
The renderings illustrate a façade comprised of yellow and pale beige cladding, a pair of four-story window walls along Amsterdam Avenue and 145th Street, and large floor-to-ceiling windows on the ground floor.
Hill Top Apartments, the residential component, will include 200 rental units. NYC Health + Hospitals will identify approximately 120 tenants, or 60 percent of available units, for supportive housing designated specifically for patients based on their clinical needs. Available services will address the needs of residents struggling with mental illness and substance abuse.
The remaining 80 apartments will serve low-income New Yorkers and will be rented through HPD’s Housing Connect lottery system. Residents of Manhattan Community Board 9 will receive preference for 40 income-restricted units. Of the total stock, roughly 25 percent will be set aside for seniors.
The site is currently occupied by the Heritage Health Care Center, which houses a collection of medical specialists, treatment centers, and outpatient programs, as well as the Emma L. Bowen Community Service Center. While the existing building will be demolished and replaced by the new property, it will also serve as a home for the community center.
When complete, the center will resume its full spectrum of services including addition treatment, food pantry, elderly support, and child care, among other crucial community services.
“It is the mission of NYC Health + Hospitals to deliver high-quality health services with compassion, dignity, and respect to all of its patients,” reads a statement from NYC Health + Hospitals. “It also recognizes that stable, affordable housing is critical to the health and well-being of every New Yorker, and is proud to contribute to this goal.”
According to the developers, it will be approximately four to five years from now before tenants can move into the apartments and the Emma L. Bowen Community Service Center to complete its relocation.
