450 Grand Avenue Tops Out in Clinton Hill, Brooklyn

Construction has topped out on 450 Grand Avenue, a seven-story residential building in Clinton Hill, Brooklyn. Designed by Issac & Stern Architects and developed by 450 Grand Ave Owner LLC, the 80-foot-tall structure will yield 42 units spread across 35,296 square feet with interiors by Durukan Design, and 6,089 square feet of commercial space. Citi Builders NY LLC is the general contractor for the property, which is located by the intersection of Grand Avenue and Fulton Street, adjacent to Putnam Triangle.

Recent photos show the reinforced concrete superstructure built to its pinnacle, with the southern and eastern faces enshrouded in scaffolding and black netting. The slimmer western elevation is exposed, and features a stepped massing abutting the low-rise neighbor. The rear-facing northern wall has a similar appearance. The upper floors on the southeastern corner incorporate multiple stepped setbacks that will be topped with private terraces for select units. Work will likely progress behind scaffolding until sometime in the first half of 2023 at the earliest.

The rendering in the main photo shows the structure clad in dark gray brick surrounding floor-to-ceiling windows with black mullions. Above the fourth floor, the brick bond pattern shifts from horizontal to vertical to frame the expansive glass curtain wall. The building features numerous pocketed terraces lined with glass railings, and the upper terraces are shown topped with landscaping.

Kitchens come with matte white cabinetry Caesarstone counters and Wold-Sub-Zero appliances. Bathrooms feature natural stone and Dornbracht fixtures. Residential amenities will include a karaoke lounge and cinema leading out to a private landscaped garden space, a fitness center, a children’s room, a coworking space, a pet spa in the cellar, and a sixth-floor club lounge lined with white oak flooring and a Caesarstone kitchen dining area and a terrace. The lobby will be appointed with fluted wood millwork and cement-based micro topping walls.

The nearest subways to the site are the C train at the Clinton-Washington Avenue station to the west along Fulton Street and the C and S trains at the Franklin Street station to the east.

450 Grand Avenue’s completion date is stated for August 2023.

    Not a bad design, but I never like to see a brick building seemingly supported only by a glass base.

    • I tend to agree. At a minimum it should have table legs, and that would still leave a lot of uninterrupted glass to accomplish what they’re going for.

  2. Live on this block, dreading all the birds these windows will kill, miss the old brick structure…

    • Building code has been updated to require bird-friendly measures. Usually that comes in the form of some kind of fritted pattern on the glass that isn’t too perceptible to humans but warns birds that there’s a surface there.

    • Is this really what people sit around thinking about? How many birds are on earth… like a trillion?
