The affordable housing lottery has launched for 461 Alabama Avenue, a seven-story community facility building in New Lots, Brooklyn. Designed by Newman Design Architects and developed by the city’s Department of Housing Preservation and Development, the structure yields 71 residences. Available on NYC Housing Connect are 19 units for residents at 40 to 60 percent of the area median income (AMI), ranging in eligible income from $29,760 to $86,460.
Amenities include a shared laundry room, elevator, storage, and 24/7 security. Tenants are responsible for electricity.
At 40 percent of the AMI, there are two one-bedrooms with a monthly rent of $770 for incomes ranging from $29,760 to $48,040. At 50 percent of the AMI, there are three one-bedrooms with a monthly rent of $983 for incomes ranging from $37,063 to $60,050.
At 60 percent of the AMI, there are nine studios with a monthly rent of $1,121 for incomes ranging from $41,383 to $64,080; four one-bedrooms with a monthly rent of $1,196 for incomes ranging from $44,366 to $72,060; and one two-bedroom with a monthly rent of $1,427 for incomes ranging from $53,383 to $86,460.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 18, 2022.
