Construction Progresses on 107 Mott Street in Chinatown, Manhattan

Construction is progressing on 107 Mott Street, an eight-story residential building in Chinatown, Manhattan. Designed by Group Projects Architecture and developed by 107 Mott Street Realty LLC, the 74-foot-tall structure will span 9,958 square feet and yield 11 units with an average scope of 771 square feet, as well as 1,470 square feet of ground-floor retail space, a cellar level, and a 40-foot-long rear yard. The property is located on an interior lot between Canal and Hester Streets.

Recent photographs show most of the superstructure constructed, with only the top two floors remaining. Work has begun on the interior walls, with the bottom five levels covered in green insulation boards.

No finalized renderings have been released, apart from the elevation diagram posted on the construction board. This illustration shows a straightforward fenestration with a pair of setbacks on the top two levels. The lower setback is shown lined with a metal railing, and will likely serve as a private terrace for one of the upper units. The final story also appears to have an outdoor terrace.

The closest subways to the property are the J, Z, N, Q, R, W, and 6 trains, all located along Canal Street to the south. Also nearby are the B and D trains to the east on Grand Street.

An anticipated completion date is posted on site for the fall of 2022, but YIMBY predicts the revised date to likely be around the middle of next year.

    A nice eight story building. The problem is their next door on both sides to 100 year old buildings and it’s just the same old same old should demolish the whole block and build something wonderful with affordable small stores below that Chinatown can stay intact.

    • Hell! The old buildings are part of what makes Chinatown special. More than enough of Manhattan is lined with glass blocks.
