Construction is rising on Ridge Street Apartments, a 16-story all-affordable senior housing development at 145 Broome Street on Manhattan’s Lower East Side. Designed by Handel Architects and developed by by Grand Street Guild, Catholic Homes of New York, and the New York City Department of Housing Preservation and Development (HPD), the structure will yield 190 units in studio to two-bedroom layouts. The property is located near the corner of Broome and Attorney Streets.
The reinforced concrete superstructure is quickly closing in on the halfway mark as crews assemble rebar and formwork for the subsequent levels. A boom crane and concrete pump are on site aiding in the construction process. Based on the pace of work, the structure could top out before the end of fall.

The bulk of the homes will be available for seniors aged 62 and older earning up to 50 percent of the area median income (AMI). Thirty percent will be reserved for formerly homeless seniors aged 55 and older. The $176 million project is part of the city’s Senior Affordable Rental Apartments (SARA) program and will include an on-site superintendent unit. HPD has allocated project-based vouchers for all residential units.
Residential amenities will include an outdoor seating area and a range of social services offered by Catholic Charities Community Services.
145 Broome Street will be fully electric powered and engineered to Passive House standards. These green elements earned the project a Future Housing Initiative award from the New York State Energy Research and Development Authority. Funding sources for the Ridge Street Apartments include HPD, the New York City Housing Development Corporation, Citibank, Richman Housing Resources, and federal HOME funds. Wavecrest Management will handle leasing and property management, while Forsyth Street Affordable Housing will serve as financial consultant.
The nearest subways from the ground-up development are the F, M, J, and Z trains at the Delancey Street–Essex Street station to the west.
145 Broome Street’s anticipated completion date is slated for fall 2027, as noted on the info board.
