Construction has topped out on Myrtle Point, a 17-story rental tower at 3-50 St. Nicholas Avenue in Ridgewood, Queens. Designed by S9 Architecture and developed in collaboration by Arch Companies and AB Capstone, the building will be the tallest residential property in the Ridgewood-Bushwick area and is expected to debut in 2023.

The building will yield 284,000 square feet, including 130,000 square feet of retail space and 133 rental apartments. Thirty percent of the apartments will be reserved for affordable housing. The project team has not yet confirmed what amenities future occupants can expect at Myrtle Point.

The retail component, also unspecified, will be divided into two large spaces.

The outcome of the structure appears different than the renderings above. The actual structure features a more curved design and a staggered, irregular window grid. Façade installation has yet to commence, and it is unclear whether the red brick façade will be retained.

“We are very excited about topping off this prime project in Ridgewood, Queens,” said Jeff Simpson, managing partner of Arch Companies. “This building is in a great location and will deliver much-needed residential units as well as retail amenities to the neighborhood.”

Construction at Myrtle Point broke ground in 2019. Two years later, Madison Realty Capital provided $106 million in financing to facilitate completion of the residential tower. Despite a citywide slowdown during the pandemic, the development team is confident that the project will debut next year.

This project started and then stopped for years. Suddenly it’s completing very fast. The building has definietly been redesigned and the base now has 3-4 floors of huge blank walls. What could be going here is a mystery.

  2. There’s a few renderings out there that appear to match the current construction. Just Google the address. Also looks like they’ve signed Target and Burlington Coat Factory for the retail base which explains the increase in blank wall. Looks pretty good to me. The tower could have been a little bigger though IMO.
