Permits have been filed for a 13-story mixed-use building at 831 Rosedale Avenue in Soundview, The Bronx. Located between Story Avenue and Lafayette Avenue, the lot is near the Morrison Avenue-Soundview subway station, served by the 6 train. Steven Westreich of Westorchard Management is listed as the owner behind the applications.
The proposed 123-foot-tall development will yield 236,964 square feet, with 186,277 square feet designated for residential space and 50,687 square feet for commercial space. The building will have 287 residences, most likely rentals based on the average unit scope of 649 square feet. The concrete-based structure will also have a cellar and 27 enclosed parking spaces.
Leandro Nils Dickson Architect is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

Western Beef is looking to redevelop many of their properties. There’s actually two Western Beefs in close proximity here.

Smart move
Actually, the closer station would be St. Lawrence Avenue on the #6 train. Walk up Rosedale Avenue beneath the Bruckner Expressway to Westchester Avenue, walk east to St. Lawrence Av station. Walking up Soundview Avenue involves a zig-zag path to get the the Morrison/Soundview station, which is further. I was raised since the early 1950s in this area. The proposed lot back in the day had an A&P supermarket, and a 1-Hour Martinizing dry cleaner. I could see them from my 7th floor apartment at Bronxdale Houses. I also witnessed the construction of the expressway.
Very rough neighborhood. This development should definitely help improve things as it will diversify the income mix. Area is currently dominated by multiple NYCHA developments in close proximity.
And this will actually be three, 99-unit buildings.
Does this mean that the current supermarket will be closed, this is really bad news for people with disabilities. There are no supermarkets in the proximate area.
And the subway station is redi ulously distant, now that the Waldgrens is closing, we will be in a food and health desert.
There’s another Western Beef opposite the highway. Aldi, Associated, ShopRite are just to the west. BJ’s coming soon. To the south is Food Universe. To the west is Food Bazaar. To the north is Fine Fair. This location is not a food desert and has more supermarkets than most areas in NYC.
The subway isn’t that far, a longer walk but a short bus ride away.
