Denholtz Properties and Redwood Real Estate Group have revealed renderings of The Rail at Bound Brook, a 143-unit rental property at 100 Hamilton Street in Bound Brook, Somerset County, New Jersey. When complete, the building will offer a mix of studios, one-bedrooms, premium one-bedroom units with dens, and two-bedroom units. The most premium units will offer a private terrace or balcony.
The amenity suite will include coworking space, a 4,000-square-foot club room and communal lounge, a game room, a fitness center with a yoga studio, and an outdoor courtyard on the second floor with seating, recreational space, barbecue grills, and dining tables.
Additional components include a 650-square-foot retail space and a parking garage designed to accommodate 149 vehicles.

The renderings depict an exterior design meant to mimic the look of a collection of buildings, giving more character to the streetscape. This is achieved through the use of varied dimensions, brick colors, and window configurations along the sidewalk. The bulk of the units will be housed in a gray-paneled volume pushed back from the street.
In October 2022, the joint venture closed on a $32 million financial package to facilitate completion of the building. The loan was provided by Citizens and brokered by JLL.
Construction is expected to begin before the end of the year and wrap up in the second quarter of 2024.
