Sunset Yards, a ten-story converted factory, is now open for business at 341 39th Street in Sunset Park, Brooklyn. Completed by New Gables Capital, the building will serve as the new home of the Brooklyn Prospect Sunset Yards Elementary School and New York Studio Factory, a coworking venture that provides space for musicians, producers, artists, and small local businesses.
The low-rise building comprises more than 192,000 square feet and was originally constructed in 1926. The property was then acquired by Madison Realty Capital, which spent around $22.4 million to transform the property into a modern commercial asset. In April 2021, the developer sold its stake in Sunset Park to New Gables Capital for $41.6 million.
According to Newmark, which represented New Gables Capital in the lease transaction, the elementary school now occupies 50,732 square feet and will serve children in kindergarten through second grade. Facilities include 15 classrooms, play spaces, a cafeteria, a library, and a multipurpose room for large gatherings. According to the school’s website, there are also several parks and green spaces nearby that may be used for outdoor play areas.
New York Factory will occupy less than half that space at 20,088 square feet. The building will also offer an assortment of fast casual restaurants and vendors on the ground floor.
