The affordable housing lottery has launched for The Jackson, a five-story mixed-use building at 35-64 85th Street in Jackson Heights, Queens. Designed by Angelo Ng + Anthony Ng Architects Studio and developed by Kelly’s Properties, the structure yields 40 residences. Available on NYC Housing Connect are 12 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $74,435 to $187,330.

Amenities include a garage, bike storage lockers, shared laundry room, gym, storage, package lockers, and a rooftop terrace. Units come equipped with air conditioning, smart controls for heating and cooling, dishwashers, stainless steel kitchen appliances, and some units have private Juliet balconies. Tenants are responsible for electricity.

At 130 percent of the AMI, there are two studios with a monthly rent of $2,171 for incomes ranging from $74,435 to $138,840; five one-bedrooms with a monthly rent of $2,327 for incomes ranging from $79,783 to $156,130; and five two-bedrooms with a monthly rent of $2,791 for incomes ranging from $95,692 to $187,330.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 25, 2023.

    NYC is prohibiting new gas hookups in buildings under 6 floors, perhaps in 2024. These appear to have electric heating and AC. This may prove more than affordable. The rents are about three times what my co-op charges with electricity included.

    The exterior is a nice Art Moderne revival and fits in with the pre-war historic district. I hope other offerings are in Spanish.

    • Seems like it could have easily been six stories, to match surrounding roof heights, plus a ‘penthouse’? It’s cool, but why not a little taller?

    These are condos. The NYC housing dept is making condos with our tax dollars.

    Once again the city is making only housing for rich people and thousands of rent burdened citizens and families are left in the lurch and on the streets or crappy shelter hotels. This is disgusting.
