Excavation is progressing for the Affordable Independent Residences for Seniors, an 11-story residential building at 2224 Cropsey Avenue in Gravesend, Brooklyn. Designed by Kutnicki Bernstein Architects and developed by Cropsey AIRS LLC, the 105-foot-tall structure will span 65,682 square feet with 110 senior living units, a community facility, a cellar level, and a 21-foot-long rear yard. NY Developers & Management is the general contractor for the property, which is located by the intersection of Cropsey Avenue and Bay 31st Street, directly northwest of Hill West Architects‘ 30-story 2230 Cropsey Avenue.
Recent photos show the progress on the formerly vacant lot. Most of the excavation has occurred on the rear southern end of the parcel, where crews have assembled a temporary wooden wall as work progresses below street level. A piling machine is stationed by the sidewalk awaiting the start of foundation work. Excavation should continue over the remaining weeks of winter and into the spring, followed by the formation of the reinforced concrete foundations and the rise of the superstructure sometime in the second half of 2023.
The rendering shows the first seven floors clad in red brick surrounding a uniform punched window grid. This section of the façade continues above with a series of stepped setbacks on floors eight through 11, behind which the envelope is finished in a darker brick cladding.
The nearest subway is the D train at the elevated Bay Parkway station to the northeast. The Belt Parkway is also accessible nearby from Bay Parkway.
A completion date was not posted on site, but YIMBY estimates 2224 Cropsey Avenue will finish construction sometime in the latter half of 2024.
