The affordable housing lottery waitlist has launched for 260 Gold Street, a 13-story residential building in Downtown Brooklyn. Designed by J. Frankl Architects and developed by Bruman Realty, the structure yields 286 residences. Available on NYC Housing Connect are 86 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $76,835 to $215,150.

Amenities includes parking for 114 vehicles, residential lounges, a game room, a pet spa, a children’s playroom, bicycle parking, a shared laundry room, common area Wi-Fi, gym, security cameras, gated access, elevator, and a rooftop terrace. Residences come with energy-efficient appliances, air conditioning, hardwood floors, patios or balconies, name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including stove and heat.

At 130 percent of the AMI, there are 14 studios with a monthly rent of $2,241 for incomes ranging from $76,835 to $138,840;
46 one-bedrooms with a monthly rent ranging from $2,362 to $2,529 for incomes ranging from $80,983 to $156,130; 22 two-bedrooms with a monthly rent ranging from $2,849 to $2,991 for incomes ranging from $97,680 to $187,330; and four three-bedrooms with a monthly rent ranging from $3,283 to $3,390 for incomes ranging from $112,560 to $215,150.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 6, 2023.

  3. So far as I see it,the majority of high income units are pretty much built in well off to do neighborhoods 100%, and the majority of low income and senior units are built in undesirable neighborhoods 100%
