Permits have been filed to expand a three-story structure into a four-story residential building at 158 Martense Street in Flatbush, Brooklyn. Located between Rogers Avenue and Bedford Avenue, the interior lot is two blocks from the Church Avenue subway station, serviced by the 2 and 5 trains. Solomon Simkowitz is listed as the owner behind the applications.
The proposed 56-foot-tall development will yield 6,661 square feet designated for residential space. The building will have nine residences, most likely rentals based on the average unit scope of 740 square feet. The masonry-based structure will also have a cellar, penthouse, and a 35-foot-long rear yard.
Nikolai Katz Architect is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for a vertical and horizontal expansion. An estimated completion date has not been announced.
