Permits have been filed for a three-story mixed-use building at 178-01 147th Avenue in Jamaica, Queens. Located at the intersection of 147th Avenue and Guy R. Brewer Boulevard, the lot is closest to the Parsons Boulevard subway station, serviced by the E and F trains. Dharminder Singh under the Ranbir LLC is listed as the owner behind the applications.
The proposed 29-foot-tall development will yield 18,319 square feet, with 13,679 square feet designated for residential space, 2,435 square feet for a community facility, and 2,205 square feet for commercial space. The building will have 16 residences, most likely rentals based on the average unit scope of 854 square feet. The concrete-based structure will also have a cellar and 11 open parking spaces.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
