Permits have been filed for an eight-story mixed-use building with affordable housing at 45-07 45th Street in Sunnyside, Queens. Located between Queens Boulevard and Greenpoint Avenue, the lot is two blocks from the 46 Street-Bliss Street subway station, serviced by the 7 train. Alex Lau under the 4502 Sunnyside LLC is listed as the owner behind the applications.

The proposed 83-foot-tall development will yield 57,771 square feet, with 49,238 square feet designated for residential space and 8,532 square feet for commercial space. The building will have 63 residences, most likely rentals based on the average unit scope of 781 square feet. Thirteen units will be designated for low-income housing. The concrete-based structure will also have a cellar, a 47-foot-long rear yard, and 25 enclosed parking spaces.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  2. The rendering on site is a little unfortunate. Lots of glass and not much to do with the context, though I imagine the glass will be VE’d out anyway.
