Permits have been filed for an eight-story residential building at 41-22 44th Street in Sunnyside, Queens. Located between 43rd Avenue and Skillman Avenue, the lot is closest to the 46th Street–Bliss Street subway station, served by the 7 train. Guan Shawn Wang of 5615 Van Cleef Real Estate LLC is listed as the owner behind the applications.
The proposed 83-foot-tall development will yield 19,981 square feet designated for residential space. The building will have 29 residences, most likely rentals based on the average unit scope of 689 square feet. The concrete-based structure will also have a cellar, an eighth-floor roof terrace, and a 31-foot-long rear yard.
Murat Mutlu of INOA Architecture Inc. is listed as the architect of record.
Demolition permits were filed in April for the two-story residential building on the site. An estimated completion date has not been announced.
