AMS Acquisitions has completed Summerhill Gardens, a 96-unit rental complex at 377 Summerhill Road in East Brunswick, New Jersey. Designed by Minno & Wasko Architects, the complex features four neighboring buildings that are positioned around an L-shaped parking lot.

Apartments at Summerhill Gardens include a mix of one- and two-bedroom floor plans with open-concept kitchens, stainless steel appliances, quartz countertops, and nine-foot ceiling spans. Amenity spaces include a fitness center, a communal lounge, a business and coworking suite, and a courtyard with an outdoor fire pit, barbecue area, and a Zen garden. There will also be a dedicated children’s playground and a dog run.

The collection of apartments includes 24 units designated for low-income households. The remaining 72 apartments are listed at market price. Select units come with private outdoor space.

In August 2021, AMS purchased the seven-acre development site for $5.1 million from an undisclosed seller. Construction broke ground shortly after in 2022. Earlier this month, the owners launched leasing for available units.

“AMS was immediately attracted to this project due its location at the corner of a major intersection in town, proximity to retail and shopping, and the strong community in which it is based,” said Ari Mitnick, the firm’s director of acquisitions.

This milestone follows AMS’ recent completion of a 136-unit age-restricted community in Sayreville, New Jersey. The firm is also planning projects in Monmouth, Burlington, and Westchester counties.
