The affordable housing lottery has launched for Compass Six Residences, a 16-story mixed-use building at 1923 West Farms Road in West Farms, The Bronx. Designed by Dattner Architects and developed by Monadnock Development, the structure yields 251 residences. Available on NYC Housing Connect are 156 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $16,183 to $132,400.

Units feature high ceilings, energy-efficient appliances, intercoms, and open-floor layouts. Residents have access to an outdoor courtyard, fitness center, bike storage lockers, a shared laundry room, community center, and an on-site resident manager.

There are 20 studios with a monthly rent ranging from $397 to $1,314 for incomes ranging from $16,183 to $85,440. There are 78 one-bedrooms with a monthly rent ranging from $503 to $1,651 for incomes ranging from $20,160 to $96,080. There are 39 two-bedrooms with a monthly rent ranging from $598 to $1,974 for incomes ranging from $24,275 to $115,280. There are 19 three-bedrooms with a monthly rent ranging from $683 to $2,273 for incomes ranging from $28,080 to $132,400.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 8, 2023.

  1. This phased development makes for quite a wall along West Farms. I really wish more of these giant box affordible projects could take the form of thinner towers in the 25-30 floor range flanking a shorter connected base in the 6-8 floor range that referenced the height of the existing apartment house vernacular of the area.

    • And yes I understand that would likely be more expensive as highrise construction past a certain height adds costs and the building would require systems that highrises need including more elevators.

    • What you describe is the coming 1460-1480 Sheridan Boulevard, currently going through ULURP.

    I am a hospital worker and I haven’t been called for any affordable housing in years. This would be a great fit for me.

  4. How is the neighborhood and what’s the nearest bus or train to travel to other boro’s and maybe this fit. I am near Harlem River and metro north train.

    I need to know how to apply g or this apartment I need a one or two bedroom for me and my daughter thank you being homeless since my husband passed in 018 thank you.

    West Farms Square has a rather highly elevated station for the #2 and #5 trains. The neighborhood is likely better than in the 1970s when I passed through it regularly. The Square was notorious for its “night parade” and matters only got worse when the old Chester Theatre was converted to a “motel” of sorts. An early attempt to improve the area south of the Zoo was the development of low and high-rise structures in Brutalist oversize reddish brown brick. These initially were honored by architects, but problems arose. The open areas intended for community use became battlegrounds for gangs. The brick leaked badly and was covered with metal siding in places. There is talk of demolishing these buildings which barely made the 50-year mark. This is especially the case for some that had duplex units with no exit from the upper level. A recent fire killed many in another area of this multi-site development.
