The affordable housing lottery has launched for 30th and 11th Apartments, a 42-story residential development at 606 West 30th Street in Manhattan’s West Chelsea neighborhood. Designed by Ismael Leyva Architects and developed by Lalezarian Properties, the structure yields 277 residences. Available on NYC Housing Connect are 70 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $29,040 to $144,100.

Amenities include pet-friendly policies, pool, recreation room, outdoor terrace, resident lounge, bike storage lockers, recycling center, elevator, and an on-site resident manager. Residences come equipped with washers and dryers, air conditioning, intercoms, energy-efficient appliances, and dishwashers. Tenants are responsible for electricity.

At 40 percent of the AMI, there are 11 studios with a monthly rent of $772 for incomes ranging from $29,040 to $42,720; 13 one-bedrooms with a monthly rent of $823 for incomes ranging from $31,132 to $48,040; and seven two-bedrooms with a monthly rent of $981 for incomes ranging from $37,406 to $57,640.

At 60 percent of the AMI, there are 13 studios with a monthly rent of $1,190 for incomes ranging from $43,372 to $64,080; seven one-bedrooms with a monthly rent of $1,271 for incomes ranging from $46,492 to $72,060; and five two-bedrooms with a monthly rent of $1,518 for incomes ranging from $55,818 to $86,460.

At 100 percent of the AMI, there are 11 one-bedrooms with a monthly rent of $2,166 for incomes ranging from $77,178 to $120,100, and three two-bedrooms with a monthly rent of $2,592 for incomes ranging from $92,640 to $144,100.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 26, 2023.

  1. There is still no answer for what that green rectangle is on the N facade…..sound and light show? faux forest? chapel?
