Construction is complete on 435 West 19th Street, an eight-story residential conversion and expansion in Chelsea, Manhattan. Designed by Rand Engineering and Architecture and developed by Churchill Real Estate Holdings, the project involved the construction of a three-story steel-framed expansion atop a former warehouse building and the repurposing of its interiors to yield 21 condominium units with an average scope of 1,400 square feet. Project 19 High Line LLC is the owner and CORE Real Estate is handling sales and marketing for the property, which is located between Ninth and Tenth Avenues. Sales have launched and homes range in price from $1.15 million for a studio, while a three-bedroom, 3.5-bathroom penthouse unit costs $7 million.

At the time of our last update in the summer of 2021, framing work was just getting underway on the expansion and the exterior overhaul of the lower massing had yet to begin. The existing building’s red brick envelope has since been covered with light gray metal panels, and the windows have been enlarged and adorned with black metal frames that subtly protrude from the walls. On the ground floor, the envelope transitions to black paneling on the eastern end around the entry doors.

Work on 435 West 19th Street was slow owing to financial issues surrounding its previous owner, Six Sigma, which filed for bankruptcy in 2020 with over $40 million in debt. The developer acquired the property for $21 million in 2014 but made little progress aside from assembling scaffolding in 2017. Work only picked up after Meridian Investment Sales purchased the building in the bankruptcy auction three years ago.

StreetEasy indicates the on-site amenities at 435 West 19th Street include a bike room, concierge service, a gym, residential storage, a package room, and private outdoor space with a roof deck and patio.

The closest subways to the property are the A, C, E, and L trains at the 14th Street-8th Avenue station to the southeast.

  2. It may be the photos, but I think that’s cementitious board rather than metal panels.
