Permits have been filed for a seven-story mixed-use building at 42-38 27th Street in Long Island City, Queens. Located between 42nd Road and 43rd Avenue, the lot is one block from the Queensboro Plaza Station subway station, serviced by the 7, N, and W trains. Hang Dong Zhang of C.H. 41 LLC is listed as the owner behind the applications.
The proposed 86-foot-tall development will yield 50,706 square feet, with 38,371 square feet designated for residential space and 12,334 square feet for commercial space. The building will have 56 residences, most likely rentals based on the average unit scope of 685 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.
Michael Kang Architect is listed as the architect of record.
Demolition permits were filed in March 2022 for the three-story mixed-use building on the site. An estimated completion date has not been announced.

The white car with the smashed-in grill and the illegally parked car in front of it with the parking ticket in the windshield give this picture nice local color.
