The affordable housing lottery has launched for 1457 Flatbush Avenue, an eight-story mixed-use building in Flatbush, Brooklyn. Designed by Paul Jensen of Strekte Corp. and developed by Harry Einhorn of Flatbush Tower One LLC, the structure yields 71 residences, 2,689 square feet of commercial space, 8,150 square feet of community facility space, and 25 parking spaces. Available on NYC Housing Connect are 22 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $57,429 to $156,130.

Amenities include pet-friendly policies, covered parking with electric vehicle charging stations, bike storage lockers, shared laundry room, gym, business center, rooftop terrace, recycling center, storage, and a virtual doorman.

Residences come with name-brand kitchen appliances, countertops, and finishes, air conditioning, smart controls for heating and cooling, and patios or balconies.

At 80 percent of the AMI, there are four studios with a monthly rent of $1,576 for incomes ranging from $57,429 to $85,440, and 12 one-bedrooms with a monthly rent of $1,681 for incomes ranging from $61,475 to $96,080.

At 130 percent of the AMI, there are two studios with a monthly rent of $2,924 for incomes ranging from $103,646 to $138,840, and four one-bedrooms with a monthly rent of $3,126 for incomes ranging from $111,018 to $156,130.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 10, 2023.

  2. Good for the density but the building is really kind of gross in person. Terribly insensitive to the streetscape and could have been done a lot better.

    I really love it because u have access to Super market bus plus the train but I really will like to get a space there I am looking for a place to feel like home an comfortable

    That is awesome, I hope there is parking space available,because it’s congested location for cars parking. But I need 1BEDROOM,because the amenities it’s okay.
