The affordable housing lottery has launched for Gemma Gramercy, a 20-story residential building at 200 East 23rd Street in Gramercy, Manhattan. Designed by Hill West Architects and developed by SMA Equities, the structure yields 108 residences. Available on NYC Housing Connect are 28 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $28,663 to $187,330.
Amenities include pet-friendly policies, bike storage lockers, a shared laundry room, gym, third-floor lounge, penthouse floor lounge, rooftop terrace, security guard, and virtual doorman.
At 40 percent of the AMI, there are 11 studios with a monthly rent of $836 for incomes ranging from $28,663 to $42,720.
At 60 percent of the AMI, there are five studios with a monthly rent of $1,254 for incomes ranging from $42,995 to $64,080; four one-bedrooms with a monthly rent of $1,343 for incomes ranging from $46,046 to $72,060; and two two-bedrooms with a monthly rent of $1,611 for incomes ranging from $55,235 to $86,460.
At 130 percent of the AMI, there are three one-bedrooms with a monthly rent of $2,910 for incomes ranging from $99,772 to $156,130, and three two-bedrooms with a monthly rent of $3,490 for incomes ranging from $119,658 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 31, 2023.
