The affordable housing lottery has launched for The Reserve, a 12-story mixed-use building at 212 East 125th Street in East Harlem, Manhattan. Designed by ND Design and Architecture and developed by The Hakimian Organization, the structure yields 45 residences. Available on NYC Housing Connect are 34 for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $53,898 to $187,330.
Residences come equipped with washers and dryers, air conditioning, dishwashers, keyless entry, and name-brand kitchen appliances, countertops, and finishes. Amenities include a gym, coworking center, wellness spa, recording room, bike storage lockers, elevator, rooftop terrace, common area Wi-Fi, party room, package lockers, an outdoor courtyard, and two rooftop terraces. Tenants are responsible for electricity.
At 80 percent of the AMI, there are six studios with a monthly rent of $1,486 for incomes ranging from $55,029 to $85,440; eight one-bedrooms with a monthly rent of $1,585 for incomes ranging from $59,109 to $96,080; and 14 two-bedrooms with a monthly rent of $1,888 for incomes ranging from $70,526 to $115,280.
At 130 percent of the AMI, there are two studios with a monthly rent of $2,185 for incomes ranging from $72,000 to $124,150; one one-bedroom with a monthly rent of $2,579 for incomes ranging from $88,423 to $156,130; and three two-bedrooms with a monthly rent of $3,669 for incomes ranging from $130,218 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 24, 2023.

It appears the newish brown building wrapped above the cornice line of the building this new developments replaced. And instead of fixing the issue by weaving in new masonry on the brown brick building when they had the chance this is the vulgar lazy outcome we get to look at.
